MPAC assesses your property
The Municipal Property Assessment Corporation (MPAC) assesses properties across Ontario for property tax purposes.
MPAC determines:
- your property's assessed value
- your property's tax classification
- other property information used for assessment purposes
The City of St. Thomas uses this information to calculate your property taxes.

Changes to your property
Changes to your property can affect your assessment or classification.
Examples include:
- constructing a new home
- building an addition
- making certain renovations
- changing the use of a property
- changes to the property's classification
An updated assessment may result in a supplementary tax bill.

2020 MPAC Property Assessment Update Postponed
The Ontario government has postponed the 2020 property assessment update. As a result, property taxes continue to be based on property assessments using the fully phased-in January 1, 2016 current values.
This means your property assessment will generally remain the same unless there have been changes to your property, such as renovations, additions, changes in ownership or classification.
