Property Taxes
Property taxes help pay for municipal services and programs in St. Thomas. Your property tax bill also includes an education portion set by the Province of Ontario.
The City of St. Thomas collects both portions of your property taxes. The municipal portion supports City services. The education portion is collected by the City and provided to the Province to support publicly funded education.
Your property tax bill is based on:
- the assessed value of your property
- your property's tax class
- the municipal tax rate for your property class
- the education property tax rate for your property class
Property tax due dates
The City sends property tax bills twice each year.
Interim tax bill
Interim tax bills are mailed in late January or early February.
The interim tax bill is based on 50% of your previous year's total property taxes.
Payments are due:
- the last business day of February
- the last business day of April
Final tax bill
Final tax bills are mailed in late June or early July.
The final bill reflects the current year's tax rates, less the amount already billed on your interim tax bill.
Payments are due:
- the last business day of July
- the last business day of October
Your tax bill will show the exact amount and due date for each installment.
Late payments
A penalty of 1.25% is applied to unpaid property taxes on the first business day of the month after the due date. A further 1.25% is applied on the first business day of each month while the balance remains unpaid.
This is equivalent to 15% per year.
