Industrial Development
St. Thomas is growing, and major infrastructure and industrial investments are shaping the next chapter of the city's economy.
Major projects
Yarmouth Yards Industrial Park
Yarmouth Yards covers 1,500 acres, next to thousands of acres of existing industrial land to the west and south. The park includes major lots for PowerCo (377 acres) and Vianode (280 acres), along with additional smaller lots ranging from 2 to 100 acres.
This growth is expected to create about 5,000 direct and indirect jobs, along with up to 4,000 construction jobs over the next 10 years. It also brings expanded infrastructure, including hydro, highways, local roads, sewers and water systems, that will support the community for decades.

Dalewood Water Reclamation Facility (DWRF)
A new water reclamation facility on Dalewood Road is under construction to treat wastewater from municipal and industrial sources. We expect it to be complete in the second quarter of 2029.

How we're managing growth responsibly
We've taken a thoughtful approach to this development, guided by provincial planning requirements, environmental studies, and ongoing engagement with residents, agencies and neighbouring municipalities.
This includes:
- following the Planning Act and Provincial Planning Statement for how we expand settlement areas
- completing environmental studies to protect sensitive habitat and waterways
- building the Dalewood Water Reclamation Facility to treat wastewater to a high standard before it's returned to Kettle Creek
- funding infrastructure through a mix of government partnerships, private investment and user rates, following our standard procurement and tendering process
- engaging regularly with provincial and federal ministries, local agencies, neighbouring municipalities and the community
