Site Plan Control By-law
Site Plan Control is a development review process that helps ensure new development is well-designed, functional, and compatible with surrounding properties.
Under Section 41 of the Planning Act, the City may require Site Plan Approval before certain types of development can proceed within a designated Site Plan Control area. This review must be completed before a building permit can be issued.
Site Plan Approval focuses on the technical details of a proposed development, including:
- Building location, layout and design
- Vehicle, pedestrian and accessible access
- Parking and loading areas
- Municipal servicing
- Grading and drainage
- Stormwater management
- Landscaping and site features
The goal of Site Plan Control is to ensure that development is appropriately designed and integrates well with the surrounding neighbourhood and existing development.
Important: Site Plan Approval is separate from a building permit. Where Site Plan Control applies, all Site Plan requirements must be satisfied before a building permit can be issued.
